They have been in business for over 20 years and strive to understand their clients and meet all their needs from the simple to the extravagant.  The bottom line is, we do more than just collect rents!


TERMS OF ENDEARMENT…

The term property management is often strongly referenced when discussing commercial properties.  However, our approach to property management is far more inclusive.  We treat your personal property or properties equal to larger commercially established clients.  We feel that everyone’s investment is as important as the next.  We have built our knowledge base on decompartmentalizing individual jobs and titles and have trained our Property and Case Managers to handle all your questions, assist with the physical work, prepare reports, and work with contractors and City officials.  We can do this onsite or offsite – it’s really up to you to decide how you would like to build your business with us, where to meet and what makes you feel comfortable.  We don’t create rules for you to follow – instead, we listen to what you’re saying, what you need and want and understand what’s important to you.

Property Management is exactly that, managing your property: cleaning, appraising, repairing, inspiring and maybe even just admiring!  We don’t just work at your property we manage it – which means you can trust us without necessarily supervising us through every detail!

We have been called “Handy-man Para-legals”!

Let me explain.  We can come and do the physical work and also turn around and represent you at the Landlord and Tenant Board for legal matters.  We strive to be “in the field” and “before the Board”.  We attempt to keep all costs to a minimum.  We review your individual case and if an actual paralegal is not necessary, then your Case Manager can represent you at the Landlord and Tenant Board and cut the cost of the case, dramatically.  For more complex issues, we bring in our paralegals to ensure forensic coverage of the details.


A NAME BY ANY OTHER ROSE…

JADE is an acronym comprised of the founding members’ initials.  Furthermore, it’s an enterprise based on “green”:  green spaces, green living and keeping your green in your pocket (referring to your dollars staying where they should, with you!).  Jade is a traditional stone, long prized in most cultures for its healing properties, good luck energy and esoteric natural beauty.  The stone is also internationally recognized for its colour, versatility, accessibility, elegance and abundance; these are attributes we are striving to assume on a daily basis.


LOGO POGO…

The JADE logo (which is not visible on our web site for copyright purposes) is derived from various influences, including heraldry.  It is comprised of a tower protecting and overseeing its surrounding rolling European countryside. The lion is passant regardant – which refers to non-aggressive, but alert, active and ready composure.  Red, gold and green refers heraldically to vitality, regality, means and intent.


YA, YA SO WHAT’S IT COST…

So what does it cost to hire one of our Property Managers?  That depends on what you prefer!  We have several elective ways to do business:

  1. We draw up a formalized contract with you so you know exactly what to expect from us.  Services can be handled on a monthly basis along with scheduled items you wish to have dealt with that reoccur (like garbage removal, grass cutting, mail pick up, security checks, to name a few) – contracts can roll from month to month as necessary or have pre-set termination dates.
  2. We can work hourly and invoice you as projects are completed.
  3. We can be put on retainer and you can work through the balance as projects proceed.
  4. We can complete cash onsite projects depending on the nature and extent of the terms.
  5. You may use your rent as a “bank” and pay for services as rents are received rather than pull money from your immediate pocket.

RATES:

  • LABOUR: Generally speaking, hourly rates range from $25-$30 per hour, depending on the service.  In some circumstances, for example, where the contracting of an engineer is required, fees may be higher.  We work to mitigate your expenses ALL THE TIME!  It’s one of our primary focuses.  For a monthly apartment rental situation, most clients opt for “pay as you go” on occasional fix-ups and maintenance issues.
    • RENT COLLECTION / INTERACTION: handling charges are deducted directly from e-money transfers when rent is collected each month.  This fee covers our book-keeping fees, generating tenant receipts, yearly tax statements to you and monitoring tenant payment histories.  Furthermore, this payment includes answering emails and text messages received from tenants regarding rent.  This fee is determined on a case-by-case review up to 5% of property revenues.
    • ADMINISTRATION: Official documents on signed letterhead such as: notice of entry letters, rent increases, abatement notices, construction leaflets, evictions and information pamphlets fees are generally:
    • $75 with no client contract, per tenant.
    • $50 with a client contract, per tenant.
    • This does not include Court filing fees.
    • This does not include delivery, reproduction or mail fees (where applicable).
    • Multi-unit document creation fees will be assessed per project.
  • FINDER’S FEE: To find a tenant for your apartment, the industry standard is one month’s rent.  This is true whether you hire a real estate agent or property manager.  If you become our client and sign a year-long contract, we reduce the fee up to 50% over the long term.
